Some facts in advance:

As business activities not accompanied by direct investments, Thailand allows Representative Offices and Branch Offices. However, the country is more interested in Foreign Direct Investments (FDI) and therefore organizes the application procedure quite complicated and the permitted activities of a RO very restricted.
- Wholly Foreign Owned Enterprises ( WFOE), means also 100% foreign owned subsidiaries of a foreign company, and also Joint Ventures with Thai partners are possible (but the latter hardly to recommend).

Under BOI promotion or as a purely exporting manufacturer foreign companies are allowed to acquire property on land.
